Service guide / Northwest Florida planning

Traditional reserve study

Indicative planning reference

$8,500–$10,000

USD per study engagement; building/association basis unconfirmed

In this edition, a traditional reserve study in Northwest Florida carries a planning interval of $8,500–$10,000 per study engagement. Use this interval to start a scope discussion. It does not define a standard building size, service minimum or complete project budget.

  • Indicative planning guidance, not a measured market distribution or an offer.
  • Geographic lookup does not establish a locally observed price.
  • Actual fees can fall outside this interval after scope is defined.

The service tier, initial or update status, site visit, sampling, credential, minimum fee and building basis are not established by this benchmark. Where a scope detail is not listed here, it is unknown, not excluded.

Reserve study or SIRS?

Florida Statutes section 718.112(2)(g) requires a residential condominium association to have a structural integrity reserve study, at least every 10 years, for each of its buildings that is three habitable stories or higher. A traditional reserve study covers the association's wider list of reserve components and does not on its own satisfy that requirement unless its scope and the professional preparing it meet the statute. See the SIRS guide for what the statute requires.

Fee reference includes

  • Professional service fee reference; confirm the written scope and deliverables.

Keep separate

  • Reserve contributions and repair construction
  • SIRS or milestone inspection unless explicitly included
  • Testing, additional visits and access equipment unless explicitly included

From an assessment to a broader project

Separate stages make the full budget visible. Unpriced work needs its own written scope.

Additional buildings or broader assessment

  • Additional scope must be specified before calculating a total.

Request separately priced buildings, visits, testing and deliverables.

Assessment through repair delivery

  • Repair design, procurement support and construction oversight are distinct tasks.

Obtain a staged proposal with assessment, design, bidding and oversight shown separately.
