Permeate Lab publishes an open reference for Northwest Florida condominium engineering costs ahead of the December 2026 SIRS deadline

SANTA ROSA BEACH, Fla., October 2, 2026

Permeate Lab has published Northwest Florida engineering costs, a free public reference that gives condominium boards, property managers and lenders in Bay, Okaloosa and Walton counties a defined scope for planning and comparing the building studies Florida law requires.

Florida Statutes section 718.112(2)(g) requires a residential condominium association to have a structural integrity reserve study (SIRS) completed at least every 10 years for each building that is three habitable stories or higher. An association whose milestone inspection under section 553.899 is due on or before December 31, 2026 may complete the two together, but the study may not be completed after December 31, 2026. The statutes require this work to be performed or verified by Florida-licensed engineers or architects or, for reserve studies, certified reserve professionals. The edition summarises both requirements in plain language and links to the statute text.

The Florida Department of Business and Professional Regulation inventory used by the edition lists 760 registered condominium projects and 42,700 registered units across the three counties. Those are registered-inventory counts, not a count of buildings subject to the requirement.

What the edition contains

  • Four services, each with its scope defined. Planning fee references for a traditional reserve study, a Structural Integrity Reserve Study, a condition survey, and a balcony and railing assessment, so similar-sounding services are not confused.
  • Area context. 38 ZIP areas and eight named communities, including 30A, Destin, Panama City Beach and Fort Walton Beach, built from Florida DBPR and U.S. Census Bureau sources.
  • Lookup and comparison tools. A lookup that selects the right planning context by ZIP or community, and a proposal-comparison tool that lines up two proposals so a board can see where scope, not price, differs.
  • Statute context. A plain-language summary of what sections 718.112(2)(g) and 553.899 require, with links to the statute text and a note to confirm current wording with counsel.
  • Open data. The full edition as JSON and CSV, a scope dictionary, and a permanent dated release, permeate-nwfl-2026-10-01-r1, with a public review date of October 31, 2026.

The published figures are planning references with their scope intact. They are not a market survey, a provider offer or a quote. The edition names no engineering firm, property or engagement, and Permeate Lab does not perform, verify or price engineering work.

Open, licensed and verifiable

The edition is published under the Creative Commons Attribution 4.0 International license, so boards, managers, lenders, journalists and researchers may copy, share and adapt it with attribution. Every page carries schema.org structured data, and the site publishes a sitemap, an Atom feed and an llms.txt index so search engines and AI assistants can cite the source directly. The reviewed public payload is mirrored at github.com/Permeate-Lab/permeate-data with a verifier anyone can run against the live site. The methodology page explains how the intervals were built and what they do not establish.
